Step 1: Legal Authority

  • File the will with the Bergen County Surrogate's Court
  • Obtain Letters Testamentary or Letters of Administration
  • Open an estate bank account
  • Retain a NJ probate attorney

Step 2: Property Assessment

  • Secure the property (change locks, notify insurer)
  • Obtain a professional property valuation (CMA)
  • Document all contents and personal property
  • Assess needed repairs and cleanout scope

Step 3: Prepare for Sale

  • Coordinate estate cleanout (Heather has a network of specialists)
  • Complete necessary repairs to maximize sale price
  • Select a probate real estate specialist to list the property

Step 4: Sale & Distribution

  • List property and manage showings
  • Accept offer with estate attorney approval
  • Close and deposit proceeds to estate account
  • Distribute to beneficiaries per the will
