  • Retain divorce attorney (if not already)
  • Discuss real estate options: sell, buyout, or defer
  • Select a neutral divorce real estate specialist
  • Obtain a Comparative Market Analysis (CMA)
  • Agree on listing price (or defer to attorney/court)
  • Establish communication protocols

Listing Phase

  • Prepare home for sale (repairs, staging, cleaning)
  • Review and sign listing agreement (both spouses)
  • Professional photography and marketing launch
  • Schedule showings with resident spouse if applicable

Offer & Closing Phase

  • Review offers with both attorneys simultaneously
  • Accept offer (both spouses must agree)
  • Attorney review, inspections, and appraisal
  • Closing — proceeds distributed per settlement agreement
